1. Why should I hire Flament Real Estate & Investments to manage my rental property?
Through our experience, we have discovered that many absentee owners don’t have the time or expertise needed for day-to-day management of their residential real estate investment.
As your real estate experts, we can help you by:
• Marketing your rental property to minimize vacancies and maximize income.
• Filling vacancies with the best possible residents.
• Suggesting and implement a tenant retention program.
• Maintaining and keep your rental property in good condition (We handle and coordinate routine repairs as well as emergency repairs. We have the experience to avoid unnecessary repairs to save you money).

2. I don't have time. Will you market my property?
Yes. We know it may not be convenient for you to take time to market your property and deal with potential applicants who may not show up for their scheduled appointment. It’s our job to respond quickly to requests from potential renters and to setup appointments to view the property.
3. How will my property show?
We do not give out your keys to just anyone! Your property will only be shown to pre-qualified tenants by one of our property managers or licensed Real Estate professionals.
4. Who determines the monthly rental rates?
The property owner always decides the amount of monthly rent. However, Flament Real Estate can provide the owner with comprehensive and detailed information on similar properties which have recently rented in the area. Our goal is to seek the maximum monthly rent without pricing the property "out of the market".
5. How are rental proceeds disbursed?
Rents are due on the 1st of each month and considered late after the 5th. Once we receive payment, the proceeds (minus management fees and/or repairs) are directly disbursed to your account between the 8th - 10th of every month. You will also receive a detailed Owner Statement sent by the 12th of each month.
6. What happens if the rent is late?
We take care of that too. The rent is due the 1st of each month and considered late after the 5th. We will begin eviction proceedings with the local County District Court after the 5th of the month. We also have system generated late notices that are sent as well as making calls to the past due resident.
7. If I decide to sell my property, will you take care of the sale for me?
Yes. We have Licensed Maryland Real Estate Professionals on our team. They have over 10+ years of real estate experience in listing and selling homes.
8. What are your property management fees?
Our competitive management fees make the cost of real estate investments more affordable than you think. We offer a Flat Fee structure in addition to a percentage of the monthly gross rent for multiple unit properties.

9. Do I need a rental license for Prince Georges County?
All Prince George's County and Montgomery County rental properties require a Rental License. Anne Arundel and Charles County are exempt. There are fees associated with those counties requiring licenses. We can certainly handle this process for you!
10. Does my property require a lead inspection?
Depending on the age of your property, a lead inspection may be required. We will handle setting up the inspection and working with the contractors to ensure compliance.
11. I own multiple properties, do you offer a discount?
Yes, we offer Multi-Property Discounts. You may speak with one of our property management representatives for additional information on multi-property discounts.
