As Professional Property Managers, Flament Real Estate is dedicated to keeping your investment in good repair with minimal cost. With our detailed market analysis, we can work with you on leasing your property at fair market rates while carefully screening and selecting your tenants.

TENANT PROCUREMENT
• Want to find your own tenants? Flament Real Estate will handle the application and take care of all prospective tenant screening, credit criminal, civil, sexual offender background checks, prepare the lease & make all the move-in arrangements for a modest processing fee of $495 for securing each tenant.
• Want Flament Real Estate to handle all advertising (including Multiple Listing Service - MLS), showings, tenant screening, lease writing and move-in, but don't feel the need for ongoing property management? Our cost equals 1 full month of rent collected for securing each tenant.
RENT COLLECTION
We insist on timely rent payment from tenants and act promptly when rent is not paid.
• Collect first month's rent and adequate security deposit
• Bill and collect monthly rents during the entire term of the lease
• Process evictions, as needed, at cost of legal services
• State-of-the-art computer-based billing and record-keeping system ensures timely rent
notification and collection
OWNER PAYMENTS AND STATEMENTS
• Owners are paid by direct deposit.
• Owner funds are disbursed on the 10th business day of each month.
• Owners receive a 1099 form at year-end for tax preparation.
COMPREHENSIVE REPORTS
• Provide monthly itemized statements (includes all rent collected plus costs/receipts for maintenance)
• Develop annual statement for tax purposes
• Preparation of all documents for legal and binding leases
• Keep track of tenant occupancy through move in/move out reports
REHAB, REPAIR AND MAINTENANCE
• Licensed general contractor(s) for on-site repairs and general maintenance
• Regularly-scheduled inspections by in-house field operation managers
TENANT ACQUISITION
Solicit, acquire and stringently screen all prospective renters and tenants via:
• Credit Reports
• Rental History
• References
• Employment Records
• Criminal Background Checks
STATE OF THE ART INTERNET MARKETING
• Each property will have a 1 page website featuring, photos, description and driving directions.
• Rental properties are marketed on a variety of free and paid websites.
• Leases may be executed via email and fax.
CONTINUING EDUCATION
Our property management team continues to sharpen their property management skills by attending ongoing
property management education and training classes keeping up with Federal and State laws and regulations
that effect your property.
